Deducted land price for abandoned waterways

Overview
At the time of the sales contract, the land price is evaluated and determined by Yokohama City in consideration of the location, shape, restricted zone, area, width, etc. of the land.
As an approximate guide to the land price, it is about half the standard residential land price in the area (refer to the published land price published by the government every year) (unit price per square meter), but the shape of the land Depending on the restricted zone, etc., it may exceed half the standard residential land price of the district.
Estimation of land price
By the following formula, you can estimate the estimated amount of the reduced land price for abandoned roads.
By applying the published land price, front land price (property tax), actual measured area, etc. similar to the vicinity of the target land, you can calculate the approximate amount of the reduced land price for abandoned roads and waterways.
※The calculation result is only a trial calculation, and is different from the actual amount of land paid for abandoned waterways.
Simple calculation formula①
Announced land price or prefectural standard land price (yen / m2) x 1/2 x actual measured area (m2) = estimated amount (yen)
Simple calculation formula②
Land price (property tax) (yen / m2) ÷ 0.7 x 1/2 x actual measured area (m2) = estimated amount (yen)
※For reference only, it will increase or decrease depending on individual conditions such as the location, approach road, slope, shape, etc. of the property.
※In the case of commercial land, 1/2 of the formula may be about 0.8.
