Requirements for Enforcement Areas

Districts (enforcement districts) that can conduct urban redevelopment projects require that city planning as urban redevelopment projects be determined, except for urban redevelopment projects that are individually enforced. The table below is an overview of the requirements for determining city planning for urban redevelopment projects. In addition, even if it is an urban redevelopment project of individual enforcement, it is necessary to meet the requirements of the first-class urban redevelopment project in the table below in order to receive enforcement approval.

Type 1 Urban Redevelopment Project

[It is stipulated in Article 3 of the Urban Redevelopment Law as follows]
1 Being in an advanced use district that meets certain conditions or in an area such as a specific city plan.
The building area of 2 fire-resistant buildings is less than one-third of the building area of all buildings in the district, or the site area of fire-resistant buildings is less than one-third of the residential land (*) area in the district That
3 The use of land is extremely unhealthy, such as the shortage of public facilities such as roads and the use of land being subdivided.
4 Contributing to updating the functions of cities

Type 2 Urban Redevelopment Project

[It is stipulated in Article 3-2 of the Urban Redevelopment Law as follows]
1 Meet the requirements of the first-class urban redevelopment project
2 Area must be at least 0.5 hectares
3 Applicable to any of the following, and the risk of a disaster is significant or the environment is poor.
(1) The number of buildings that have safety or fire prevention problems, or the total area is more than 7/10 of the number of all buildings in the district or the total area
(2) It is necessary to maintain important public facilities (station square, evacuation plaza in the event of a large-scale disaster, etc.) as soon as possible, and integrated maintenance with buildings is effective.
(3) Being within the disaster-affected urban area reconstruction promotion area

※"Residential land" refers to land other than the site used for public facilities such as roads and parks.
