The land, unlike the goods that can be bought at the store, is not the same thing. Due to these characteristics, the price of the land reflects various situations, such as the timing of buying and selling, the circumstances and motivation of the seller and the buyer. For this reason, it is difficult for the general public to understand how much land is appropriate.


Therefore, the government has published a price that is normally considered to be established in free transactions without such special circumstances in transactions as "public land price", so that ordinary people can use it as an objective guide when judging.
The “land price published price” is based on the appraisal of real estate appraisers, etc., based on the appraisal of real estate appraisers, etc., by selecting about 30,000 standard land nationwide (the land with a standard size and usage status in that area) The normal price per square meter as of January 1 is announced every year (publication time is in late March). The contents of the land price announcement are posted on the websites of the Ministry of Land, Infrastructure, Transport and Tourism and local governments, and can also be viewed in booklets at local government citizen consultation counters and libraries.

"Prefectural land price survey price" is almost the same as "land price published price". This is a survey and publication by prefectures, and is the price as of July 1 of each year, which is six months later than the land price announcement (publication time is late September).

Next, there are "inheritance tax land price" and "property tax land price" as official prices that serve as a guide for taxes. In each case, the price is attached to each road, so it is called "land price".
"Inheritance tax land price" is the basis for calculating inheritance tax and gift tax, and is determined based on 80% of the published land price, and the evaluation is reviewed every year to reflect annual land price trends. I am.
"Property tax land price" is the basis for calculating property tax, and is set at 70% of the published land price as a guide, and is revaluated every three years.


These four public prices are collectively referred to as "Ichibutsuyonka". It expresses that one land (real estate) has four types of prices: "land price published price", "land price survey price", "inheritance tax land price", and "property tax land price". is.
